1. What will the service cost me?
Ensurent’s dynamic fee structure is based on risk. What that means is that every factor (namely the landlord, tenant and property) that contributes to the overall risk is assessed individually and a commission is generated. This commission is based on the information supplied to us at the time of application / enquiry. In most cases, less than 4.5% of the monthly rental*excl. VAT
 
2. What are your payment options?
Ensurent offers flexible payment plans, ranging from single unit property owners to clients with vast property portfolios. Clients can select a once-off payment option for the duration of the lease, or monthly payments via debit order for their convenience.
 
3. Will I have access to view payments made/statements/notifications?
Yes. Ensurent will provide a unique log in for all registered clients here on our website, where landlords will be able to view all payments made by both the tenant and landlord at all times. What could me more convenient than being able to view your entire property portfolio with Ensurent online.
 
4. When will I be paid?
If you signed up for our guarantee and collections service, payment of rent is made into your account on the 7th day of the month regardless of whether or not the tenant has made payment. In other words you sit back and continue receiving your rent each and every month hassle free.
 
5. What type of guarantee do you give?
With over 13 years of risk management experience, directly in the Guarantee arena, Ensurent’s founders have a wealth of knowledge on offer. We are well versed in risk assessment having designed, implemented and managed the largest risk management organisation of its kind to date in the southern hemisphere. Ensurent underwrites its own risk, meaning that payment is not conditional on any 3rd party/s whatsoever.
 
6. If I only subscribe for the rental guarantee, how do I notify Ensurent that the tenant has defaulted on his rent?
Ensurent provides various communication methods for the client to inform Ensurent of tenant payment defaults. These options include: sms, e-mail, telephonic and written notification within a specific timeframe.

1. Who is responsible for the vetting of the tenant?
Ensurent takes full responsibility for all the necessary vetting required on application. Neither the landlord, nor the agency is required to assess the tenant’s risk or undertake any information gathering on the tenant from any credit bureaus, etc.
 
2. What are the legal fees for prior/post eviction if deemed necessary?
Ensurent guarantees payment of all legal costs(conditions apply). This means that landlords not only do not have to institute any proceedings on their own or seek their own legal representation, but they have peace of mind knowing that Ensurent is specifically tasked with the eviction process.
 
3. What if an eviction takes longer than expected?
Clients are reimbursed for the loss of their monthly rental for the entire duration of the eviction process. Ensurent will even help you with an additional month’s rent after eviction to allow you to place a new tenant without any lost income.

2. How long does the whole process take?
From completing the 2 page application form right through to approval takes no more than 10 minutes provided that the necessary paperwork gets to us in good order.
 
3. What happens when my potential tenant is declined?
Ensurent will send the tenant and/or agent a declined notification explaining the reasons behind our decision. The tenant is welcome to contact us for further elaboration at any time.

1. Why should I use Ensurent?
Ensurent is the only bona fide rental guarantee service that offers risk free, flexible and affordable rental guarantee. It is simply the only way to avoid the headache associated with problem tenants / costly legal and eviction procedures, while securing your investment with guaranteed peace of mind, every month, on time, no questions asked.
 
2. Can I sign up for rental guarantee if I have an exiting lease/tenant?
If you have an existing lease and have yet to receive the first months rent, then you can sign up for both rental guarantee and collection. If you have already received payment for the first months rent you may only sign up for the collection service for the duration of the lease.
 
3. What if I do not have an existing lease/tenant?
If you have yet to sign a lease and the tenant has not moved into the premises, then both the rental guarantee and collection services are available.
 
4. What is the length of the agreement I must sign?
The length of the Ensurent agreement coincides with the duration of the lease. In other words, if you have signed a 12 month lease your Ensurent subscription will also be 12 months. If the lease period is greater than 5 years, a shorter guarantee period may be requested. The minimum period is 6 months.
 
5. How readily available is the service?
Subscription to Ensurent Guarantee services is available through a vast network of estate agencies, property/rental management companies and letting organisations. 6. Is there a way to cancel the service?
The agreement may be cancelled at any point in time subject to the payment of any outstanding fees. No strings!
